Arriving at Villa Radicata, the sight of the hugely inviting private swimming pool, set on a terrace with stunning views and, generally, basking under a warm Italian sun, can demand some serious will power not to ditch the suitcases and plunge straight in! But resist, at least for a few minutes, and inside you’ll find a pretty stone farmhouse, which has been cleverly renovated with both luxury and family practicality in mind. It is ideal for multiple family groups since it sleeps 10 over three floors and includes a ground floor ensuite double – perfect for grandparents, and a second lounge on the first floor, which is a great spot to sneaking off to for some peace and quiet during the day or evening. But, despite all its man-made assets, its greatest strength its the dreamy views over the gorgeous Tuscan countryside that can be enjoyed inside and out.
Once home to a sprawling Italian family, the villa has recently been painstakingly renovated by its friendly owners Mike and Rita Kobrak. The two multi-lingual tour guides fell in love with the building five years ago, have taken great care to retain the comfortable feel of a real family home. All the modern comforts are here – a fully-equipped modern kitchen with hob, oven, large fridge/freezer, dishwasher, a washing machine and dryer, and a comfortable, stylish lounge with a TV with Sky and DVD – but original chestnut beams, stone fireplaces and terracotta floors give the place bags of charm and character too.
There are two twin bedrooms and a spacious bathroom with a luxurious shower on the first floor. On the second floor is the stunning ‘La Torre’ (The Tower) bedroom with a decadent four-poster bed, en suite bathroom with walk-in shower, and two huge arches windows overlooking the garden. At the back of the house is another bedroom, ‘Il Girasole’ (The Sunflower) with a pretty iron bed and en suite bathroom with a sunken bath, marble sink and shower – with its own access and a private terrace with deckchairs and table.
Three acres of beautiful, wide terraced, gardens are dotted with hammocks swinging in shady spots and secluded little tables and chairs, perfect for a quiet moment alone, sipping a morning coffee as the children play nearby. Relaxation is guaranteed because all your childcare basics are taken care of. There are cots, highchairs, baby monitors, potties, stair gates, bed guards, electricity point covers, plastic crockery and cutlery and lots of sippy cups. Toys, books, buckets and spades and slides are in plentiful supply and there is a tricycle, sandpit, paddling pool and even a mini-kitchen for your budding Jamie Oliver.
There are plenty of grown-up amusements too. Yoga, massages, and Italian language or cookery courses are only a phone call away.
If you can drag yourself away from the charms of your villa, you’re only 15 minutes away from the lovely hilltop village of Anghiari, with its colourful local shops and supermarket, and 20 minutes from the larger town of Sansepolcro.
The verdant surrounding countryside is perfect for walking, cycling, horse-riding, there are medieval art treasures to be discovered around every corner and lots of great local restaurants, ranging from rustic to smart. Should you fancy an adults-only evening out, Mike and Rita can organise babysitting – along with a maid or a cook. The chances are, however, that the meals you will remember best will be those you eat at the villa. You can sip Chianti and break bread you’ve cooked yourself in a traditional outside oven as the family gathers, Italian-style, around a long table under a flower-covered pergola. Long evenings spent not watching TV but clouds of butterflies dancing in the lavender and rose bushes, or watching the sunset and enjoying the wonderful views of Lake Montedoglio below, promise memories to last a lifetime.
Location Information
It goes without saying that the countryside is beautiful, terraced fields and olive groves resplendent beneath clear blue skies. And the local Rennaisance and medieval architecture is stunning too. Anghiari, just 15km away, an imposing medieval walled town with narrow winding streets, lovely piazzas and wonderful views of the Upper Tiber Valley, stages regular antique and artisan fairs
Even closer is Caprese Michelangelo 5km from the villa, famous as the birthplace of the creator of the Cistine Chapel and home to a museum dedicated to his 15th century genius while 20km away is the breathtaking 12th century La Verna monastery and the buzzing town of Sansepolcro, where pizzerias, tavernas and bars jostle for space with ancient towers and palazzos
Tuscan food is famous worldwide and you only need to drive 20 minutes in any direction to try its many varieties. Buca del Michelangelo at Caprese Michelangelo gets rave reviews from previous visitors and locals alike, especially for its fabulous set Sunday lunch, and Aboca, near Sansepolcro’s great too. If the kids are clamouring for pizza then it’s hard to beat a trip to the Pizzeria Ginetto, only is 1.5 kms from the villa.
And if it’s good old fashioned fun they fancy, take a short drive to Lake Trasimeno for sailing, kite surfing, canoeing, water skiing, wind surfing. You can also play golf, tennis and go horseriding without having to spend more than 45 minutes in the car.
Getting There: Nearest airports are Perugia (1 hour), Bologna Forli (1 hour 45 minutes) and Florence (2 hours).

After finding out exactly what we hoped for and needed, Vicki was able to find our perfect holiday - we were so looking forward to it and couldn't have been more delighted. Vicki's communication was informative and proactive throughout - our happiness with the arrangements was of the utmost importance to her and I felt I could get in touch with any queries. These were addressed swiftly and efficiently. I really felt like she went the extra mile in helping us plan our holiday and ensuring we were comfortable with all aspects. Highly recommend!! Tori was really helpful in helping us book, manage transfers, etc. On our departure day we had unexpected passport issues - Tori was straight on to the hotel and arranged for us to stay a couple of days later than planned. She was brilliant and really diffused the stress of a heart sink situation. Would definitely book with these guys again. We have never been disappointed, and I have pretty high expectations when it comes to holidays! They respond so quickly to every query and have got us some great deals. I trust them fully with what are such crucial decisions about our much needed holidays and recommend them to every parent I know! I would be lost without them! The matching service was really useful Chris ReddingTrustindex verifies that the original source of the review is Google. I submitted some basic details on their form on a Sunday evening and Tori got back to me the next day. We exchanged several emails and spoke on the phone. Tori was well informed, responsive and thorough. I was able to book a place that looks great with her help. It was great to have help from someone who specialises in family holidays, as our requirements are pretty different now compared to before having kids. I don't actually think I've ever had a personal service to help book a holiday before. Maybe this is what it was like when people used to go to the travel agent on the high street... Thanks Tori and BFB, would recommend and use again. Jessica TaylorTrustindex verifies that the original source of the review is Google. I found Baby Friendly Boltholes by doing a Google search, and completed their online form with my holiday requirements. They got back to me very quickly with some great recommendations which were also very cost effective. Unfortunately due to a change in circumstances we're unable to book at this time, but I will definitely go back to Baby Friendly Boltholes when we're in a position to move forward with our booking. I can’t recommend Juliet at babyboltholes enough, from our initial enquiry right through to booking, she was responsive, understanding and patient. I didn’t even know where to start booking our first family holiday, Juliet took onboard all our needs and found us our dream trip. 5 star service for busy parents!
