Set in a breathtakingly beautiful position, overlooking the picturesque Antognolla castle, this six-hundred year old farmhouse really is something very special. It has recently been given a luxurious facelift with an impressive infinity pool, positioned to enjoy the best of the almost 360 degree views, a large comfortable lounge with cosy fireplace, making it a particularly inviting retreat at Christmas, and beautifully designed bathrooms, bedrooms and kitchen. The large gardens are elegantly landscaped and play host to the aforementioned infinity pool, a spacious, shaded dining terrace, a well-stocked kitchen garden and a pretty 2-bedroom guest cottage that is equally well furnished and ideal for accompanying grandparents, friends or nannies.
The house’s layout makes it particularly good for large groups with plenty of private, as well as communal space. The main house has a spacious downstairs double/twin (convertible) bedroom with ensuite, tucked off a corridor from the lounge, a wing with optional private access from the outside housing a double with ensuite and a study/temporary bedroom for a cot/child bed, and another wing with a double and a twin room, both with their own ensuite shower rooms. Upstairs, the two wings of the house are joined by a spacious lounge/games room equipped with snooker/table tennis (reversible) table, board games and books. Downstairs, the spacious lounge has acres of comfortable sofa space, plus a satellite TV with DVD player and a huge cosy fireplace. The dining area has a large table with seats for 8-10, but is rarely used as it would be a crime not to grab every opportunity to enjoy the lovely outdoor dining terrace with its spectacular views over Antognolla castle. It is a fabulous spot for dinners al fresco, especially when using the BBQ or private chef or meal delivery services from the restaurant at the foot of the hill.
The villa’s interiors are a careful blend of old and new with some beautiful antique tiles and bedsteads, mixed with modern comforts blended in to the scheme such as the large satellite TV, DVD and Hi-Fi system in the lounge and the cleverly disguised large fridge freezer in the kitchen, which also houses two ovens, a gas range, dishwasher and a utility room with washer, dryer and well-stocked honesty wine rack.
Nestled in the landscaped gardens and enjoying the same spectacular views as the main house, ‘Capannetta’ is a fully self contained 2-bedroom cottage with its own shady terrace. Inside, it has two double bedrooms with modern en suite bathrooms (one with hydro-massage bath) and a fully equipped kitchen with an oven and gas range, large refrigerator / freezer, dishwasher and washing machine. The dining room with adjacent living room contains a beautiful antique wood burning fire with a built-in pizza oven. Satellite TV is also provided. The cottage is set up a set of wide, flat steps from the house and pool area, and, since the pool is unfenced and quite close to the house, it might be wisest for guests with inquisitive toddlers to stay here, where the pool is would be hard to reach unnoticed.

Location Information
Villa Capanne is set down a 1.5km gravel road in a quiet rural valley just a few
kilometres from the small village of Pierantonio, and a short drive from
the bustling market town of Umbertide. Car hire is essential.
Managers Chrissie and David are British with their own young children but well intergrated into the local community making them a fabulous source of information on places to visit, things to do and places to eat. Guest often ask their advice, but here’s some basic info:
Shopping: The nearest village, Pierantono (5mins drive) has a decent market each Tuesday and a good-sized supermarket. Nearby Umbertide (20mins drive) has a selection of large supermarkets and a lovely market on Wednesdays. The cosmopolitan city of Perugia is just 25kms away (35min by train from the village) and has a large hypermarket, many shops, bars, bistros and cafes, as well as a well respected annual Jazz festival.
Sightseeing: The medieval centre of Assisi is within about 30mins drive and is said to be one of the best preserved in the world. Gubbio, another famously beautiful hilltop town is also with half an hour’s drive and boasts many bars and restaurants amongst its cobbled streets, plus a funicular railway to the basilica on the top of Monteingino, which offers magnificent views of the town and mountains beyond. Florence is within around 90minutes drive.
Beaches: There are several sandy beaches alongside nearby Lago Trasimeno, of which the Harringtons highly recommend Sualzo beach near Passignano, which is within 30mins drive. There’s also an excellent waterpark within 50minutes drive, which has four pools including a very shallow toddler/baby pool complete with little slides and fountains.
Kids Love: The Aplaca Farm about 10mins from Umbertide, the Citta della Domencia wildlife park with trains, play areas and Indian Village and the Perugia Chocolate Factory. Little ones who are not scared of heights, often love the 2-person, basket-like, funicular at Gubbio too.
Sports: The villa is set on the edge of championship course at Antognolla. Watersports including canoeing are available at the Marmore national waterpark near Terni.
Eating Out: The restaurant and bar at the bottom of the drive (approx. 1km) is open for lunch and dinner most days and has a good reputation. There’s also a good pizzeria offering eat-in or takeway pizza and pasta meals just over halfway to Pierantonio (3mins drive). Restaurant Pomerancio in Umbertide is about 10 minutes away and has a nice outside seating area and is highly recommended. Whilst for a scenic spot, La Locanda del Capitano in Montone, which is acclaimed for its beautiful setting in a small courtyard, great food and attentive service, is hard to beat.
