For family gatherings and holidays with friends, Priory House provides plenty of space and 4-star facilities for up to 12 people, plus babies, to have a fab time in North Devon. Approached by a 100-metre private driveway, this imposing contemporary home stands in the peaceful seclusion of a 3.5-acre garden, with glorious views over quintessentially English countryside and just 2 miles from the market town of Barnstaple.
Guests can gaze on the views from morning ‘til night, whether tucking into a Full English breakfast feast or celebration supper in the big, dual aspect dining kitchen, or relaxing on a choice of two terraces that are sunny at different times of day and have garden furniture, a chiminea and barbecue. Children can burn off plenty of energy charging around the big grassy garden and a classic treehouse is the perfect den, with wooden steps making it easier to climb up and a balustrade around the front, although toddlers and little ones should still be supervised to be on the safe side.
The big, gleaming and modern dining kitchen is the heart of Priory House, where cooking becomes a sociable affair, as adults and children can linger at the breakfast bar and everyone can come together for dinners around the table. Two separate living rooms means frazzled parents can have some grown up time, watch a film and listen to an iPod in one, while the children have their own fun in the other, with its own TV, toys, games and table football. When it comes to sleeping arrangements, Priory House has a good mix of bedrooms for families and couples, comprising two ensuites with king size beds, a flexible family room, one double room and one twin.

Priory House is a large, 5-bedroom family home for up to 12 people plus babies and two cots are provided. The house benefits from two separate living rooms – one which has leather recliner sofas, a 40” TV, DVD player and iPod docking station and the second being a family room with sofas bean bag, TV, toys, games and table football. Both have superb views and doors that open directly onto the outside terraces. The large, modern kitchen dining room is ideal for cooking and eating together, featuring a breakfast bar and dining table, as well as the latest appliances including an American style fridge freezer, eye level electric double oven, gas hob, extractor, microwave and dishwasher. A washing machine, tumble dryer and sink are in a separate utility room and there is also a cloakroom WC on the ground floor. The huge master bedroom has a king size bed, Juliette balcony, walk-in wardrobe and an ensuite with a bath, walk-in shower, WC and washbasin. Two bedrooms have a king size bed and one of these has an ensuite shower room with WC. A large flexible family room has two zip link king size beds that can be separated to make up to 4 single beds as required. The fifth bedroom has twin single beds. A family bathroom has a bath, walk-in shower, WC and washbasin.

Location Information
Priory House is surrounded by the rolling countryside of North Devon, just South West of Exmoor National Park and only half an hour’s drive from sandy beaches and seaside fun. The main town of Barnstaple is only 2 miles away, which has a thriving, pedestrianised town centre, shopping malls and supermarkets as well as the ornate ‘Pannier Market’ and Butchers row, which actually has fishmongers, cheesemongers, greengrocers and delis as well as butchers! Needless to say the town has a wide variety of cafes, pubs, restaurants and take-aways for families to choose from including the ethical Boston Tea Party cafe.
Barnstaple has several parks, including the castle motte and bailey, riverside gardens and adventure playgrounds, plus there’s a swimming pool in the leisure centre and amusements including ten pin bowling, ice skating and a games zone at Lets Go Superbowl. FunderZone is North Devon’s largest indoor soft play centre for under 12’s, with a dedicated area for under 3’s and, at Jungleland, children can spot chipmunks, terrapins, exotic birds and fish amongst giant cacti, jungle flora and waterfalls, which is all indoors.
The scenic Tarka Trail cycle way and footpath starts at Barnstaple and bikes for all ages are available for hire. Although the whole trail is 32 miles long, a more manageable day out is the 6-mile stretch to Braunton which boasts the UK’s largest sand dune system and families can spend the day on the beach at the adjacent Saunton Sands or have a splashing time at Cascades Tropical Adventure Pool.
Besides Saunton Sands, there are many other sandy beaches and coves for families to discover along the North Devon Coast, all within around half an hour’s drive from Priory House. Tunnels Beaches near Ilfracoombe is definitely not to be missed, with four tunnels providing access to a beautiful coastline and coves which even features a huge tidal swimming pool that’s perfect for little children to play on inflatables or have a go at snorkelling.
One of the biggest and best loved family attractions in North Devon is the award winning Big Sheep which has a host of things to do whatever the weather including sheep racing, lamb feeding, the Ewetopia indoor playground, Eweston station train ride, Twister chair-o-planes ride, Safari tractor rides, Battlefield Live combat area and more. Jurassic junkies will also be excited to visit the Coombe Martin Wildlife and Dinosaur Park to see giant animatronic dinos in the jungle gardens and take a ride on the Dino Express, as well seeing a host of other wild animals from lemurs to lions, and even having the chance to swim with sea lions.
