Dating back to 1540, the house has been expertly renovated in partnership with English heritage to ensure the home's rich sense of history was maintained. As a result, original features sit alongside an eclectic mix of contemporary interiors, antique pieces and child-friendly touches to create a truly special, home away from home.
Littles ones will love exploring the barn, which located across the courtyard from the main house and is a sanctuary for kids of all ages. One room has a choice of bikes which are perfect for adventuring through the grounds, whilst the other, the pièce de résistance, is a games room. Inside there’s a choice of table tennis, darts, pool, table football and a handy little chill out area complete with comfy sofas and a music system. It’s ready made children’s entertainment and works wonders when the weather’s coming over all British.
In keeping with the Baby-Friendly Bolthole’s ethos of ‘parent-friendly holidays’, it’s not just the kids that are well taken care of. Grown-ups will love the romantic wood burners, Sonos sound system, roll top bath and wood fired hot tub, best enjoyed as the sun sets over the lake. A little slice of rural heaven!
Accommodation Overview:
The cottage sleeps eight plus infants in four double bedrooms.
Downstairs there’s a stylish lounge with velvet sofas, wood burner and large screen TV, perfect for cosy nights in. There’s a vintage sideboard stocked with games suitable for young and old. The dining room offers a huge farmhouse dining table with seating for 12 and benefits from another wood burner and Sonos speaker which adds a certain ambiance to family dinner parties. The kitchen is well equipped with all the mod cons including a large range cooker, dishwasher and microwave. There’s also a casual dining area, perfect for tea and toast in the morning. On from the kitchen there’s a wet room with large modern shower and access to terrace area with outdoor dining table, BBQ and seating for 10.
Upstairs each of the bedrooms has wooden floorboard and original beams. The master bedroom is a wonderfully light space with large windows on three sides. The further three bedrooms each have their own style, from the French room to the Deco room and Emerald room. Each has memory foam mattresses, feather pillows, duvets and pure French linen bedding.
There’s a further bathroom upstairs, complete with a deep, roll top bath.
Outside mature gardens surround the house and extend over 2.3 acres. There’s an orchard (with apples, pears, cherries, plums, blackberries and hazelnuts), a football pitch, a fire pit area and private lake. The outdoor hot tub is eco-friendly and wood fired. It’s an idyllic spot to sit, relax and watch all of nature’s visitors which have included muntjac deer, rabbits, hares, ducks, doves, woodpeckers and bats. Please note: The properties lake is unfenced and located approx. 15m from the house and barn.
Location Information
Brook Farm is situated in the middle of a village known as St Nicholas, one of the beautiful All Saints villages of Suffolk. The village is very quiet, with very few vehicles. The only noise you’ll hear is the passing of the odd tractor, the moo of a cow or the hoot of an owl. There are many beautiful walks to be found within minutes of Brook Farm, but our favourite is the nature reserve just 15 minutes' walk away. The nature reserve has two adjoining trout lakes with a log hut in which you can make yourself a cup of tea, sit on the deck and watch the swans go by.
Just 2.4 miles away is our local pub, The Black Swan, the perfect distance for a cycle ride. It is a warm and friendly country pub with a wonderful garden, roaring fires and good food.
The village of Halesworth is only six miles away with a quintessential countryside high street still filled with wonderful independent shops – a great bakery, butchers and green grocers. The village also has several antique shops, galleries and a handful of cafes and restaurants to suit all palates.
The coast is only a 20 minute drive away. Southwold is a typical old style English seaside town, perfect for sandy beaches, colourful beach huts and fish & chips. Walberswick has dunes, crabbing, a quaint ferry (a rowing boat!) and a pub with great food. Dunwich is wilder, with a pebble beach and is renown for its fish and chips.
